Applications are accepted online. Every member of your household who is 18 years of age or older must complete the application. In order to complete an online application, please click on the Apply/Search button, locate the home you wish to apply, and click on the apply button. Once you submit the application, the credit card payment screen appears. An application must be paid before it can be processed. You must provide income verification for each member of the household whose income is considered.
Once the completed application, supporting income verification documents and payment is received, we will have an answer to you within one business day.
Deposit(s) are due within 48 hours of the full application approval. We do not accept installment plans for deposits or other monies required for move-in; deposits and other monies required to move-in must be in certified funds (i.e. cashiers’ check or money order).
All applicants whose income is to be considered must have proof of employment and verifiable income in the form of the two (2) most recent pay stubs or the two (2) most recent tax returns (if self-employed) with accompanying W2 or 1099 documents. If employed for less than 30 days, an applicant must submit a letter of employment acceptable to Pathlight Property Management. Auxiliary Income Verification can include (but not limited to) the following documents, child support court documents, retirement award letters, social security award letters, disability award letters. Each applicant on whose income the application relies must submit proof of employment and verifiable income with the application.
The move in date listed by you on your application will be the date approved for move in. If after your approval you need to change the date of occupancy you will need to contact our office to see if this is possible.
Our standard security deposit is equal to one month’s rent. Depending on your credit history and the home’s location, an additional security deposit in excess of one month’s rent may be required. We will advise you if this is applicable to you.
Application approval for our program requires the household to make at least 3 times the monthly rent amount. In addition, the monthly rent amount plus the households reported monthly debt payments cannot exceed 60% of the household’s total monthly income.
Documentation to verify your income will be required.
As part of the application process, we will review a comprehensive report that includes credit history, criminal background, and a public records search.
Factors that can negatively influence a decision include but are not limited to: FICO score, debt to income ratio, rent to income ratio, evictions, judgments, recent criminal convictions, collections, charge-offs, repossession, unsettled bankruptcies, and current or recent delinquency.
Our resident selection criteria includes credit, background check, rental history and income as well as any applicable state, local or city laws and homeowner association rules and regulations.
We do allow up to three pets (cats or dogs) with a max weight limit of 180 pounds total. We do not allow Doberman, Pitbull, Rottweiler or Mastiff dogs (including partial breeds). We do not allow for livestock/farm animal pets such as pigs, horses, chickens, goats, etc.
All those who will reside in the home including minors and those without income need to be identified on the application. Anyone over the age of 18 will need to undergo a background and credit check as part of the application process.
Once our office has received an executed lease and certified funds for deposits and other monies required to move in, you will receive a move-in packet detailing access information as well as other pertinent move-in information.
